A Young Company With One Standard
LSEE Construction Services started in 2024 and works out of Purok 5, Munting Pulo in Lipa City. We are a young company and would rather be judged on the work than on a history we do not have yet: quote what the job actually costs, keep a supervisor on site every day, and close the punch list before anyone has to ask twice.
Today we hold design, planning and construction in-house across residential, commercial and civic work, which means the person who priced your project is the person who answers for it on site.

Safety Before Schedule
Every site runs a daily briefing and a weekly audit. If a task cannot be done safely, it does not get done that day, and we say so in writing.
Built to Outlast Us
Details are specified for the fiftieth year, not the first. We would rather argue about a junction now than be called back about it in a decade.
No Silent Overruns
Cost and programme changes reach you the week they appear, with the options priced. Nobody should learn about a delay at handover.

Consultation
We walk the site, listen to what you actually need, and tell you early if the budget and the brief do not match.
Design & Estimate
Drawings, specification and a line-by-line cost plan. You approve one document, and it becomes the contract.
Build
One supervisor, one programme, weekly reports. Trades are ours or long-standing partners, never the cheapest bid of the week.
Handover
Snagging closed before we invoice the retention, plus a full O&M pack and a ten-year structural warranty.

Yes, once the design is settled. Anything that changes afterwards is priced as a variation and approved by you before the work starts, never billed after the fact.
Often, yes. We phase the work, hoard off active areas and keep at least one kitchen and bathroom live wherever the structure allows. We will tell you honestly when it is not practical.
We do. Permit drawings, submissions, inspection bookings and sign-off are part of the contract, and the fees are itemised in your estimate rather than added later.
Ten years on structure, two years on finishes and installations, plus every manufacturer warranty assigned to you at handover with the O&M pack.
